Cincinnati, OH (June 27, 2025) — Episcopal Retirement Services (ERS) is proud to announce the grand opening of Pedretti Place, a thoughtfully designed affordable living community for older adults, located at 571 Pedretti Avenue in Delhi Township-- the first development of its kind in the area in 45 years.
The $15.1 million development includes 48 affordable housing apartments, offering residents not just a place to live, but a vibrant, supportive community to call home.

Pedretti Place was built to support aging in place and to meet the unique needs of its residents, age 55 and older. Every detail of the community—from accessible design to wellness-centered programming—was developed with a positive resident experience in mind.

ERS gives credit and recognition to their many of partners whose expertise and collaboration were instrumental in bringing this vision to life: Urban Sites Capital Advisors, LLC (Co-Developer), Urban Sites Construction, LLC (General Contractor), ATA/Beilharz Architects LLC (Architect), Delhi Township Board of Trustees.
This new community was made possible through a unique blend of public and private funding, including the Ohio Housing Finance Agency, Ohio Capital Corporation for Housing, Ohio Capital Finance Corporation, KeyBank National Association, Hamilton County, Federal Home Loan Bank of Cincinnati, and Cincinnati Development Fund.
